Rexford Industrial Realty, Inc. (NYSE: REXR) Cuts Leverage

What happened

Rexford Industrial Realty, Inc. (NYSE: REXR) cut leverage from 4.5 times to 3.8 times.

The balance sheet improved, but same-property NOI fell and cash rent spreads turned negative. The operating recovery therefore remains unproved.

The Southern California industrial REIT sold 25 properties for $1.3 billion in the third quarter. Year-to-date sales reached 37 properties and $1.5 billion.

Rexford Industrial Realty, Inc. (NYSE: REXR) also repurchased 10.9 million shares for $408.7 million during the quarter and after quarter-end. It repaid $485 million of debt and finished September with $2.8 billion outstanding.

Why it matters

The leverage ratio improved by 0.7 times, from 4.5 times at June 30 to 3.8 times at September 30. That is a meaningful balance-sheet change after the June filing showed $3.3 billion of debt and $935.9 million due within 12 months.

The rental evidence is less clean. New and renewal leases produced a 7.1% net-effective rent increase, but cash rents fell 3.0%. The 10.1-percentage-point gap means contractual economics looked stronger than near-term cash collections.

Ending same-property occupancy reached 96.9%, up 200 basis points from June. Yet same-property NOI fell 2.6%, and cash NOI declined 1.1%, as rent compression, lower average occupancy, bad debt and rent abatement weighed on results.

Rexford Industrial Realty, Inc. (NYSE: REXR) is shifting from portfolio expansion toward selling assets, reducing debt and buying stock. That can create value when repurchases occur below private-market property value and the remaining portfolio becomes more productive.

The counterargument is that asset sales can shrink future rent while repurchases consume cash. Core FFO per share stayed flat at $0.60, and third-quarter net income fell to $14.6 million after $71.8 million of impairments.

The quarter therefore supports the financing side of the thesis more than the rental-growth side. Lower leverage adds flexibility, but it does not offset weak cash rent spreads by itself.

What's next

The next test is whether cash rent spreads and same-property NOI turn positive while the remaining 2026 disposition plan closes.

Rexford Industrial Realty, Inc. (NYSE: REXR) now expects $1.7 billion to $2.0 billion of full-year sales. Investors should watch whether further debt reduction and buybacks lift per-share cash flow without weakening occupancy or rental income.
