What happened
Cresud Sociedad Anónima, Comercial, Inmobiliaria, Financiera y Agropecuaria (NASDAQ: CRESY) said shareholders approved a dividend of up to ARS 116 billion. The payout would split into ARS 81.20 billion in cash and ARS 34.80 billion in kind. The in-kind leg is 15,097,614 IRSA ordinary shares held by the company. They were priced at ARS 2,305 each on October 21, 2026.
The company said fiscal-year profit for the year ended June 30, 2026, was ARS 244.52 billion. It set aside ARS 12.75 billion, or 4.93% of restated net income, for the legal reserve. That lifted the legal reserve to 20% of share capital plus the adjustment to share capital. The remaining ARS 129.99 billion went to a special reserve that may fund future dividends, share repurchases and new projects.

Why it matters
OptimistFi's case is that Cresud can turn cyclical cash flow into shareholder value without losing the hard-asset base. The approved dividend equals about 47.4% of the stated fiscal-year profit. That means almost half of earnings is being returned to shareholders. Part of the payout also comes from IRSA shares already on the balance sheet.
The special reserve keeps room for future dividends, share repurchases and new projects. So the filing shows both payout and retention. It also shows only an authorization, not a completed distribution. The IRSA shares were marked at ARS 2,305 on October 21, 2026, which sets the reference value for the in-kind leg.

What's next
The board still has to carry out the dividend in the most operationally efficient way. It will need to decide whether the final delivery is cash, in kind or a mix. The next quarterly report should show whether the ARS 81.20 billion cash leg and the IRSA share leg were actually paid.
Until then, the resolution leaves the payout approved but not executed. That keeps the focus on shareholder returns, not on cash already distributed.
