Why it matters

OptimistFi's case is that CBRE works if recurring occupier outsourcing and a capital-markets recovery lead to lasting margin and cash growth, not just more low-margin revenue. This quarter gave that view more support. Revenue increased from $10.22 billion to $11.52 billion, a gain OptimistFi calculates at $1.3 billion, or 12.7%. Advisory Services revenue rose 11% to $2.44 billion, and segment operating profit rose 15.9% to $467 million.

Net leverage was 1.36x, with net debt of $5.29 billion and trailing 12-month Core EBITDA of $3.9 billion.

Building Operations Experience revenue rose 17.4% to $6.86 billion, and segment operating profit rose 20.8% to $349 million. Real Estate Investments segment operating profit climbed to $166 million from $73 million, and Project Management segment operating profit rose 9.5% to $162 million. The main caution is that Project Management revenue rose only 2.9% to $2.04 billion, while the in-process projects and pipeline balance stayed at $29.6 billion.

The release also says a one-time APAC cost lowered Project Management growth by six percentage points.

What's next

CBRE's third-quarter earnings webcast and conference call is set for today, Thursday, October 22, 2026, at 8:30 a.m. Eastern Time, with a replay available at 1:00 p.m. A stronger case would follow if infrastructure services and loan servicing keep growing next quarter. Another flat pipeline or more one-time costs would leave the durability question open.
